Because of recent job changes by my business partner, we agreed to do the refinance solely under my name.I'm finding out from different title companies whom the lender has assigned, that an excise tax is due when refinancing because the title is changing (from LLC to single owner or multi-owned to single owner?)

@Greg Levi @John Underwood tax deed in florida does wipe out state and IRS liens, if they were properly notified. doing one right now..of course they fight a little but they have no recourse if they were notified properly.

My 'seller proceeds' were -$248, even after saving thousands self-closing and splitting the excise taxes with the buyer which is normally a 100% seller expense.My guess is your seller is not only squandering his healthy option consideration but is also ignorant about what the final settlement will entail.

There is also a franchise and excise tax we pay at the end of the year since the property is in an LLC in addition to normal income tax.
