The most common response I get from these landlords is "yeah, I thought about doing something like that, but ugh, then there is all those move-in/out every week or few days, and checking things constantly, then what if this or that happens, and all that, it's just too much for me, I don't have the time for that".

@Dawn Johnson I am also a Virginia landlord, not a lawyer, no legal advice, but my understanding is unless your lease clearly states your lease renews annually or you have tenant sign an addendum showing new term ends x date, then she likely believed it converted to monthly.

She is just going to keep going and lying and coming up with excuses why she didn't cause the damage, such as mold is Landlord responsibility or soaked ceiling boards are normal wear and tear.
