I'm invested in their last multifamily fund and that fund has not paid out distributions for close to/over 2 years, my equity is less than the $100K I initially invested since the value of the properties have gone down AND in the last newsletter Brian Burke planted the seeds for a POTENTIAL capital call in the future (contrast to the 2023 newsletters about having a fixed rate for a few more years and a long runway).

My initial impression is you are making this way more complicated than it should be and none of the complexity gives you a tax benefit.

I'm only one vote, but I can offer my initial thoughts.  

Currently Fund 2 is at 7.4% IRR for the preferred distribution over 2 years 9 months (assumes equity unchanged from initial investment).

My initial plan was to look for a small MFH (duplex, triplex) or a SFH with a large detached garage that could be converted to an ADU.2.)
