your first choice which is referred to as "house hacking" is a very popular concept alot of investors have started off doing and/or implement today.

As @Cave Johnson mentioned, an agreed upon cost-plus for extras is viable and oft implemented especially in commercial work.Regarding pointing out problems or work needed... if you're not qualified to be walking the project yourself on a regular basis, hire someone who is (e.g., owner's rep).  

If not ask them if you could send them resource to learn and implement them.

I would love any advice on systems that experience and seasoned wholesalers have implemented that consistently brought results.I understand the need for persistence, as well as, a somewhat mechanical plan that I need to develop.

I have been watching Brandon's webinar on the matter and I love the BRRR strategy but I don't know how to implement it in real terms.

I have not implemented any such policy, but am interested as I grow, whether tenant analytics to manage the business is legal.If a landlord has meticulous records, you can also record the total maintenance cost per apartment (logging all calls, rent payment dates, etc).  

I have been specifically toying with the concept of implementing a branding strategy for property rentals that would allow people to identify and connect with my properties on a different level than just finding them on a housing search site.

I'll pass it along to the Developers and see how feasible it is to implement.

Are there any other revenue streams you can take advantage of that haven't been implemented yet?

Very cool to see technology advancing, but I can't help but think about movies like "Terminator" and "I, Robot" when I see artificial intelligence being implemented.
