Im sorry @redgy saint-germain even though i live in new bedford the property im investing in is not in new bedford so yes the price points may seem a lil high  I don't know if it's my fault and I said that I am investing in New Bedford or if maybe you've assumed that because I live in New Bedford that's where I'm investing in either way my apologies because that's not the case of course I would most certainly do my due diligence before investing in a property And the last thing I wanna do is waste anyone's time Especially someone who's loaning us money or even my realtor who works hard for hers i guess all in all what i was asking for was when i had put this post up was help finding a good lender which since then we have found one so thank you  I guess I just didn't really express myself correctly so my apologies

For electric, usually tenants pay for it, sometimes I noticed tenants get their own window units when they think the electric is out of line.To give you my own experience, the home I live in, I once had a 15,000 BTU unit, 110 volts in the living room.

Now if you can’t do 30 year and go with this financing, but can bump rent to say 850 when they leave in August or you don’t renew or just bump their rent to that, combined with the fact that you’d be getting it under market value by a fair amount, I’d probably do this deal.This ofcourse is assuming the area it’s in is good.

and since HUD rent in most of these markets i was in.. is higher than market rent.. even if they did not pay the co pay it was still higher than market rent.. when i sold one of my props ( i sold them all in 2013.. 

I want to start buying and holding rental properties.I have one rental that is paid for that is worth $125k and the home I live in is also paid for worth $225-250.

Please advise what you would recommend and what types of properties to invest in.  I
