If your place makes good numbers with a low rate then be sure that the grass is really greener before you sell.

We are talking the entire planet as compared location wise.

If I sold, it would be to achieve a better return in the San Diego market.Good luck grass is not always greener I always cringe a little when CA investors want to dump their A B class and go to other markets for C class or even B.. there is risk there plus the cost of transacting etc etc.

Next, something that many touched on..multi gen families coming here to rent one big home...but they didn't mention that Orlando(Disney) is about as recognizable global destinations on the planet.

They live in the wealthiest country in the history of the planet and had to avail themselves of a reset twice.

There are FAR more dumb, brainless, and incompetent people then there are smart ones on this planet sadly.

I'm betting a lot of those people worked from home, which could have been anywhere on the planet.

Of course, here is NY the suburbs got super busy with all of the city people leaving for (literally) greener pastures outside of the city, but all in all, NYer’s are leaving the state at a pretty high rate, with a good portion going to the Carolinas and Mid-Atlantic area.
