The newer valves are pressure-regulated, so if a toilet is flushed (or another shower is turned on), the pressure may drop a bit, but the temperature shouldn't change much.Maybe it's easier/cheaper to upgrade the shower valves than changing the water heater setup?

so the 3 month minimum,, is that first months rent, secruity deposit equal to 1 months rent, and last months rent.. some landlords do require that.. sounds like now all your out is the 200.00 bucks,, either work out a payment plan on the move in total or tell him you were prepared to pay the sec deposit , and rent the day you move in, but cash wise your not flush enough to come up with last months rent..
