So that means we made 5000 for about 50 hours of work all in or 100 per hour on average.Now we're getting to something that resembles the truth.

If you cannot find anything resembling a competent local management company, I would actually pull up VRBO or AirBNB and find a listing closest to you and reach out directly to that owner to ask for some help in find a reliable housekeeper or PM. 

Given that this is the first of what I hope is at least a handful of properties in the Chattanooga area, my initial thought is to furnish it, use it while I am there, and vacation rental it when I am not.

@Ben Israel - I rent out 8 furnished units in and near San Francisco including four 3-bedroom places/homes.

Your place looks very nice, be sure to furnish felt pads for furniture...and felt moving disc thingys if your tenant class is a self moving type.

We would have to fully furnish the house as well.
