You know - I probably would not have charged the late fee, but I was swayed by all of the hard-nosed advice in this thread! 

I’m putting my nose to the grindstone to find the appropriate rate, as the high season approaches.  

But better to find out and walk away now than to hold your nose just to get the deal, only to find out that it's a money pit.

All we have done to prepare for this moment will soon propel that nose cone high into the stratosphere. 

Or doesn't the OH Regulator care about Out-of-State Wholesalers who "illegally" wholesale right under their noses?

And hopefully it helps people realize that there's an alternative to invest only at home and have no other choice than participating in bidding wars and pay through the nose at a price level that is totally disconnected from the rental income and can only justified by ultra low interest rates that are temporarily manipulated and maintained at a level that make no sense.

So this will depend on your deal and how hard nosed you and your attorney are on fighting every point.
