@Gabriel A CamachoBefore you go out and start investing, and even pick a niche, you need to build a foundation.  

The danger is you'll be trading one transactional business for another.I would find others who have built a real wholesaling/flip business with systems so you can scale, and if you want, you have something to sell when it's time you've bought enough rentals.Good LuckGino

@Tasha Smith I've been investing in Champaign, IL the past 8 years and the foundation to my portfolio, because of the PEOPLE and contractors being in place helps speed decisions up.

Our front concrete steps are sinking, disconnecting it from the foundation.

So, I would not be allowed to turn the property into a quadplex BUT could turn it into a duplex with two ADUs, one attached (the additional unit built downstairs) and one detached (the renovated and converted garage).Does this sound accurate to the community here?

I know as with almost everything in life much of the learning will come from hands on experience but I want to build a the best foundation possible beforehand.
