Paperwork is paperwork, just pay somebody to do it for you, maintain a paralegal who specializes in asset protection and business taxation, this enables you to do paperwork for less than half the price which a regular attorney would charge.

Once you do that (and make sure you write them down on paper) then the next step is to work backwards from those goals and figure out what budget, property types, locations and purchase/resale/rental strategies will enable you to achieve them. 

I guess if I did buy it, it's not like I'm enabling him.  

I am confident I could find a job pretty quick however not as great of a setup with paid housing and everything that enables me to attack debt and save money.

Without inflation adjustments, and dividend reinvestment enabled, the annual S&P 500 return from 1995 to 2015 has been about 8.6%, so, in this very specific, simplistic, model, it seems to come out better.Naturally there's way more factors that play in - love to see folks poke holes in this and tell me where I went wrong, and what guesses/assumptions I missed calling out!

It is my hope that the extra income from renting a room on my side might enable me to purchase in this market.Is this feasible in Austin/surrounding areas or should I rent until the market levels out?

Such benefit would be enabling a party to the transaction to engage in an investment that it could not without access to the other party's funds.
