I have stayed at Airbnb in Oahu, Destin, Florida, St.George, UT, Pheonix, AZ, Denver, CO, Plus I own 5 vacation rentals in Sevierville, TN, and manage vacation rentals, Every single one supplied sheets and starter packages for toiletries.

Keep in mind the fact that you would need to travel to this market, so pick a place you'd want/need to frequent because it's either a good destination or you have someone to visit there.

Depending on location limited parking might not be that big of a negative if it is in a walkability urban core type area or small city town where everyone walks around to businesses.If it's a destination type spot in a strong suburban but with lot's of greenspace and no nearby cross anchor areas for overflow parking then having a bad design for parking can be a big negative.

If rolling the refrigerator over a nice hardwood floor or another kind of floor that a could be damaged, have two pieces of thin Masonite hardboard, about 3 feet by 4 feet, so you can roll the fridge onto one, then move the other into the path, until you get to the destination.
