I spent most of my early years in the land business my dad was a land geek befor the land geek was born.. he roamed most of CA buying tax sales lots and then flipping them on contract which is what most that get into this do.. the lady talking about San Berdo and such those are just high desert lots there there are hundreds of thousands of them..

there is something coming on the market we are working on that will be so much more robust than these programs franklythe programs your talking about are essentially geared around buying cheap desert properties and then selling on terms. nothing more nothing less.. what we are working on you can use in Portland and make big bucks.. not this buy for 2k to sell for 6k on terms LOL

I'll connect.For Palm Springs or Cathedral City and tons of other places in the desert, before looking to invest, even for retiree communities, MAKE SURE the park is not on Indian Land, or you will have to deal with the BIA and tribes - and they have expensive lots and restrictive HOAs.

We are not like many of the cities on the West Coast that have the ocean to the west and desert to the east making a finite amount of premium land.Perhaps a hybrid approach could be to find a house on a very large lot where you get monthly cash flow (rent) with the intent to rezone or develop the land in the future.
