My initial thought was if I go to the listing agent they will get a greater commission playing duel agent, now I'm wondering if that leaves me with no one looking out for me.My most pressing question: tomorrow I have 3 appointments with 3 different listing agents at 3 different properties.

This assumes you are using hard/private money and paying commissions to an agent.To a person, the experienced rehabbers we know who can't find a decent deal, will just sit on their money until they find a viable property.

I'm broker and I can tell you sometimes realtors are too quick to give combinations to anyone and everyone which could result in what happened, try to get a realtor that is willing to show your property in person more often than not, you're paying a commission, that shouldn't be too hard.
