I'm not thinking of 'scaling' my business by becoming a 'passive investor' in someone else's business.

Most of these course instructors aren't qualified to teach anything but the most elementary real estate concepts and try to make their courses more marketable by teaching concepts they have no business teaching. 

Fast forward 20 years: I now have money in the bank, excellent credit, live modestly on my own, and run a business that’s doing well.Unfortunately, I wasn’t able to save much for retirement during most of my life.

I will be able to log the 50% time of business use.

You must have the intent to hold the relinquished property and the replacement property for rental, investment or business use. 

Since my RE financing investor does the incentive of paying for the property, I want to make sure that my business partner is getting a great ROI in profits, so I want to make sure that money is working for the first investor making a deal with me in the smoothest way possible! 

Me personally I look at my rental as a business everything is paid for by rental.
