I have actually thought this market has been artificial since before the crash and still do. 

Some sellers fudge the numbers and provide artificially low expenses. 

I'm currently a veterinary medicine student at the University of Arizona and brand new to the world of real estate investing.

We have nowhere near the build rate we did then, we have significantly more inflation coming down the pipeline which will artificially increase home values further and DFW is a growing market which will protect it to some degree from any financial downturn. 

It's the differences between macroeconomics and microeconomics.Macroeconomics - inflation is up, there is way too much money out there chasing  lower housing supply, interest rates are probably artificially low and we have supply and labor chain issues due to COVID and never before seen levels of government "regulations" at both federal and state/local levels.Microeconomics - Some cities, states, regions are doing better than others. 

Seems like growth is not artificial.

Its not calculus, and no one is expected to write sophisticated genome sequencing algorithms on quantum computing platform to generate nanotechnology stem cells via artificial intelligence.

My goal is to generate wealth to sustain myself and family as well as create a place in the DC/ Baltimore area where people can heal trauma utilizing nature immersion, community , and entheogenic medicines.

I just put on my Instagram description “pediatrician looking to transition out of medicine into real estate investing”.

She said $40 may not sound like a lot, but “that increase could definitely impact my ability to buy groceries and buy my medicine.
