One thing we did to alleviate these types of calls, was to switch out the knob locks to knobs that did not lock.  

I think what I'd do in your shoes, is tell the tenant that if they sign a document that says that you will make every effort to re-rent asap, and in order to do that you need access to the unit, but that the tenant agrees that this does not constitute taking possession as far as alleviating them of their duty to pay rent, then you'll get started immediately trying to find a new tenant.  

Is there personal information such as credit scores, personal financial statements that can help alleviate some of that risk?

I understand the lower return and lack of direct control, but in my mind if the person's goal is alleviating management and has faith in the sponsor, these should be acceptable tradeoffs.

I will not advertise the name yet, I need advice from the community on how I can validate this supposed-lender and if I should put the name out there to alert the actual person; granted my concerns are valid.The person in question is not part of the BP community, I looked, but I was hoping that someone knows this person and may be able to assist me with this probable issue or at least alleviate my concerns and validate that this supposed private lender is legitimate.  

I know that the dishes can be alleviated with good management practices, but that just seems like a lot of random people to be served by one kitchen, and likewise with the bathrooms and shower situation.I'm grateful for any insight or advice that you all have to offer!

Which will help alleviate the costs of the (on average) lesser taken care of property.

We absorb a great deal of stress and if I can help share financial tactics and strategies that work and that alleviate some of that domestic stress… man, that’d be rewarding.
