I'm heavily involved in the co-living side of things in the Atlanta market and work a ton with Padsplit.Off the top, nice family oriented neighborhoods are typically a no-go for rent by the room and even more of a no-go if it's in an HOA.Please feel free to shoot me the property address in the DMs and would be happy to provide some feedback!

If there were, you would see some cracks in the foundation, and the slopes would worsen over time, so continue to monitor.Maybe the next time you do a larger renovation, you address the structural issues, but if it were me, I'd likely do anything until that time.

I charged them all the late fees and I was not happy and expressed my concerns, but I did get paid on the 12th.Now, this 3rd time for this month of August, the boyfriend contacted me a day or two before the 1st and said they would not have the rent until the 9th of August.

If your lease doesn't explicitly address pest control responsibilities, it’s worth reviewing and considering adding a pest clause in the future to prevent disputes by adding every single pest.

.: I'm not aware of any requirement for this.I do provide an application because it has a lot of information necessary for tracking the individual: social security number, driver license number, previous addresses, etc.When you take over an existing renter, I recommend you figure out how to get the entire file from the former manager/landlord.
