Does Anyone know if it is possible to have an accessory dwelling unit in this type of zoning?

You could build an accessory dwelling unit (ADU).

Either the owner takes risk by converting the 5th unit to an accessory use or you take the risk by, for example, increasing your non-refundable security deposit so s/he can convert it prior to close w/o financial risk in case you don't close.At the end of the day, these are the costs of putting yourself in situations where you're not following all rules.

At this point, we can stage a typical 3 bedroom, 2 bath, 2000 sq foot house (including all furniture, pictures and accessories) for about $3000 or less.

Ryobi sells the little kits of like 100 bits that are a great accessory as well.

Another option is if you're already doing other flips or are definitely planning on doing more, you could take some time and shop for some deals on buying your own furniture and accessories (remember, great staging is much more than just plopping a rug and a couple couches in the living room-its really setting a mood with little knick knacks, accessories, art, etc) but often on craigslist you can find barely used decent furniture for some good or even great deals.

An ADU is an "accessory dwelling unit" - usually a garage or basement that has been turned into an apartment.  

Basically, everything is done except for refinishing the hardwood floors, installing light fixtures, bathroom accessories (mirrors, towel bars, etc) and we are still waiting on the quartz counter tops for the kitchens and bathrooms to be delivered.  

This includes all accessories, pictures, etc.
