With a duplex you get more control, maybe more write offs, but obviously more hands on and the potential for higher vacancy.

There have been so many studies on rent control it's ridiculous.

After closing on the NNN property, you can transfer it to your LLC for liability protection.

So I'm on the fence.   

It sits on their credit report and potentially prevents them from qualifying for a rental or a loan.

Let me start off by stating, I'm sure this question has been posted somewhere on this forum, but I cannot find the answer I'm looking for. 

In my market using a HELOC on a rental doesn't even come close to working.
