The odds of hitting an owner at the exact time they are motivated enough to sell with a direct mailing piece are very low.

Everyone and their uncle is out there marketing to motivated sellers and some are spending small fortunes every month on marketing - You just can't compete with that - Thats not to say that you won't eventually stumble on a deal, but the odds are against you.

.- Buy a direct marketing mailing list from kent Clothiers find motivated sellers list and mail to owners who don't yet realize they are sellers.- Call all the craigslist.org for sale by owners.

So I guess my main motivation for joining this site is to find ways to continue investing in property, despite having put most of my free cash on hand into these 3 investment properties.
