Also spend a lot of time listening to podcasts while driving.I'm not on Facebook, Twitter, Instagram, etc and I dont listen to much music while driving I listen to bigger pockets and other podcasts instead.

Is it the inspirational music, the rags to riches success stories, the images of someone sipping mai tais on a beach while the checks keep rolling in?

It’s called Alloy and is located at 374 Herron Dr. which is 3-4 miles south of both Music Row and DT. 

(Sales have given me some extra capital but rentals will allow me to quit w-2 and invest/sales full time and pursue my passion for music as well even if it is 10 years from now (mall piano player in the past).I am thinking about pulling a heloc out on my primary residence and using the money to buy another property.

I was hoping to just download to my phone and play with music app or get them onto Audible someway, but am having no luck.

There are always too many people above them not paying attention to what is really going on for those people to ever face the music. 

That should add the audiobook files as an "album" in your music. 

Hedge for a market decline so if you get stuck with property when the music stops you will be protected.
