Being in a strong market is similar to be strapped to a rocket!

· SB 5160 mandates that all tenants have access to state funded counsel in an unlawful detainer, automatically seals court records, and increases the filing fee for unlawful detainers  These two policies will have a devastating effect on small housing providers who are already strapped financially from increasing costs and missing income in 2020.

However, I am not as concerned with crime or the quality of tenants (to a degree) at this time, as I am with ensuring the property is up to code and isn't going to land me in some kind of hot water with the municipality (particularly as the area transitions through the Target Neighborhood Plan).Just received the report back on a property I am pursuing, and would like to know potential shortfalls of some of these items that may or may not be a big deal.  1980s era build with the following items of interest:- Lacking 1A10-BC extinguishers, water heaters lacking drip tubes and seismic straps, windows blocked by stored items preventing egress, common area doors not self-closing or fire rated, cleaning/sealing water staining in various areas, other key areas with wood rot/staining as viewed from crawl space, roof missing some shingles (age unknown), birds in attic (missing some grates), vapor barrier to thin/missing in crawl space, exterior damp proofing damaged. 

The risks are; the tenant from hell at one of your properties can bring your real estate empire crashing down like a set of dominoes because you will be strapped for cash when Murphy's law nails you.

He can raise it so the tenants don’t crank it down to 60. but instead 70,72 etc. another issue could be the unit is low on refrigerant. this can happen overtime, even if it’s a few ounces over 20 years or all of it in a week. coils can ice up restricting airflow, though the air is cold, so the tenant may think operation is normal. if the condenser is matted up with dirt and gunk, this will also effect coolingmake sure to use fiberglass filters, and have the tenants change them once a month. hope this helps, don’t hesitate to connect with more questions!
