If you dig into Gary Keller's The Millionaire Real Estate Investor the model he teaches there would be the "slow and steady" one and the long-term affects of it are astonishing. 

Regardless, I think "The book on rental property investing" by Brandon Turner and "The millionaire real estate investor" by Gary Keller are great first books.

Landmark is an extremely conservative bank, but as a result loans don't seem to cost as much.Chad Knudson with Keller Williams is a real estate agent I work with.Those are who I use, there are others I can recommend if you want them.
