Sometimes the attorney (I'm in a judicial foreclosure where sheriff sales are the final step to foreclose) making the lender's bid will announce that they are bidding on a junior lien, but since they do not have to make that announcement you can't rely on that to happen.

If you are taking that step you might consider having them close the purchase and sale transaction, which would include:ensuring that all note allonges and mortgage assignments are correct and accounted forensuring that there are no title issues like junior liens you may not be aware ofrecord the mortgage assignment with the county

After months of negotiating with banks, attorneys, water departments, junior lienholders etc. it's a low return for time invested.Everyone in life wants to grow their business to bigger and better things as an investor or a broker/agent.Just so everyone is clear a REALTOR has nothing to do with state licensing ( maybe it does in some states that I am not aware of but I have not seen it ).
