How to find out the lein holder?

I know of a property that has been sitting empty for about 5 years. Is there anyway to find out the bank that holds the mortgage so I can contact them and attempt to work out a deal?

Why assume there is a mortgage?  The property may be owned free and clear.  Or the property may be owned by a lender that took it back in a foreclosure.  

If there is a mortgage, the lender cannot speak to anyone who is not the borrower unless they have the borrower's permission.

Call a title company and get a property profile.  You might want to check out your county's online data and see what information they have available (county tax collector, county tax assessor, county recorder). In some states you can get ownership name and mailing address info from county websites.  Here in CA you cannot.
