There's a "happy medium" to it, as you say, but both extremes (all cash and/or all debt...limitless debt) are both foolish. 

They are oral agreements no less!

This will take longer with cashflow but I was done and rents are stabilized, I could refi and take most or all of my equity out and still cashflow.

I suspect that the same may be true for some or all of the tenants.My questions are:1.

Walls have moved and previous repair was inadequate and unprofessional.

I was thinking that if I refinished these I would just go with all white or all gray or something else. 

Once they know you're a hard-worker who understands the business, they might they sell to you when they decide to cash out, and they might also owner finance some or all of it since you're trustworthy and experienced in the day-to-day operations and they know they'll get paid. 

If we live in the property and the other unit covers most or all of the mortgage we can pay down the loan faster.

It's not as binary as all brrrr'ing or all traditional route. 

They say “just have some confidence” or “all you need is a little confidence” as if it’s as easy as taking a pill.
