I disagree with some others here - I LOVE mobile home deals and will often send out mailers JUST to target mobile home lots.You need to know the year of the mobile so you can assign a flat dollar amount value to it, then comp the land.

I live in Northern NJ and the prices here for anything are though the roof. 

Need a new roof in a 3-5 years, you probably want to be pretty liquid (year long CD, Money Market, maybe very short term bond fund etc) for those funds.On a condo board 15 years ago, I  was once able to get us into some nice CD's a decade ago that laddered with the useful life of components.

My last tenant who stayed for 2 yrs and who just moved at the end of May was found through these methods.But this time, I have not gotten any traction, and before going to my last resort of actually listing with an agent, I was looking at Flat Fee MLS Listing.

Roof, furnaces, HW tanks, windows all under 5 years old? 

The time spent meeting pest inspectors, home inspectors, roof inspectors, HVAC guys, septic inspections, any contractors for work that needs done, photographers (paid by selling agent) signs and other marketing, Omissions and Errors insurance, MLS fees, NAR/CAR fees, car insurance, gas, only to have a deal fall apart over something.

I'm about to close on a lot in Chicago logan square shortly and thinking about tearing down the 2-flat for a new single family.Can anyone who has done this help point me to the right direction?

If it is mostly smoke damage to the interior it will be ok, but if the roof caught fire and burned away that's a whole different ball game.

Complete remodel, redid or replaced all flooring, plumbing, electrical, new roof on the garage and retied all the windows.

Are prices in the next 12 months going to be flat, increase 1%-5%, 6%-10%+ or decrease?
