He BiggerPockets what's all your take on forming a non profit and donating a percentage of monies from deals to a cause?

LLCs and other pass-through entities do NOT get to deduct charitable donations as a business expense.

I have a nonprofit organization that is designed to grow and rebuild communities from donations and grants; and will encompass an apprenticeship program were youth will gain experience and be certified to better their future all while increasing community value and better homes for those who are in need.Any ideas on this?

When you are trying to get a meeting, to show that you are respectful of their time say that you only be there for x minutes and if you go even a minute over you will donate $xxx to a charity of their choice. 

In our regular duplexes the appliances are "donated"; they were left there by some prior tenant and the current tenant can take them or leave them and if they fail in some way don't call us.

Goal is “be able” to retire and live comfortably in Hawaii at 45, 35 now (10more yrs till military retirement).Own a commercial rental property.Passive income goal not necessary as military retirement should be more than enough, though extra $$$ can be donated to the missionary field.Work per diem to maintain anesthesia license (worked to hard for this to let it lapse).Spend maximal time with family and enjoy the great outdoors!

Time is truly the only thing you have and I donate some to good causes not just money for tithing like some people so don’t be insulted if I value mine, and by all means: spend yours as you wish. 

Donate your old set to your STR. 

I tell them Step 1) donate television to Good Will to free up your time.

When you die, the charity of your choice gets a nice donation and your heirs get the proceeds from the insurance policy tax-free.
