If you plan on a long term month to month it sounds like the HOA is part of the deal killer and the second part is the price versus rents per door.

Unless a guest smokes regularly or heavily, our ventilation and air filtration is such that our cleaners have not yet alerted us to undeniable smoking, etc.Would love to hear what others use and their experiences with Minut as well (since in part, I went with Minut based on what I read here about the other alternative- NoiseAware).

The right way to do it is by adding to the paperwork a copy of the memorandum that will be recorded with the county, and also the release to ensure the sellers know they have to get a receipt of the release if a cancellation happens and it's approved by both parties.
