Costs could vary wildly from $10-30/cy, and would be dependent on a number of factors...permitting, disposal site for dredged material, hydraulic vs mechanical, etc.

Alot has to do with the size and scope of "block" of mortgages.An individual would probably move much faster in a non-judicial foreclosure process and dispose of the property, and I doubt through any judicial process that there would be a "cram down" of the amount owed.

Kitchens in San Diego have around $50/month cap expense (a lot to go wrong in a kitchen (refrigerator, stove/oven, garbage disposal, dish washer, plumbing, etc.) and typically need full rehab at 15 to 20 years).

To properly remove it you may need a asbestos contractor and will need to dispose all materials in a hazardous waste area.

When using the fireplace, Tenant agrees to:a.not leave burning materials unattended.b.keep all burnable objects at a safe distance from flame or surround.c.make appropriate use of fireplace damper and spark screen, so as not to allow smoke to flow into the room or sparks to fly out of the fireplace.d.use only seasoned firewood or manufactured logs in the fireplace.e.not burn paper, plastics or other materials.f.keep fireplace clean of ashes.g.dispose of ashes in a safe manner by waiting until ashes completely cool and by placing them in a metal container prior to disposal.

If the height can't accommodate a deep sink and a disposer then I go with a deep/shallow version.
