I've read people's comments on the Parkway Lofts and how the building is nice but the area is still awful.. however there's really nothing there, whereas to the east there are at least some restaurants, new Aldi supermarket, etc.  

Some comments in no particular order:- residential RE is not passive even with the use of a property manager.  

@Ariel Gonzalez, I will also note that while there is a lot of very sound advice being presented here, including my own comments, none of this is actually measurable.

Guests are more likely to leave favorable comments and recommend your property to others.Higher Occupancy Rates and Rates: Properties that are professionally designed often command higher occupancy rates and nightly rates.

I agree 100% with @Nathan Gesner and @Rick Albert's comments.

I'm in a similar boat and really want a partial STR, partial vacation home in CA, but I'm concerned with all the regulation and comments.

If I didn’t already have background in construction/real estate investing I would find your comments to be discouraging or just condescending.
