You might spend $3000/month or more mailing post cards, and making a ton of phone calls, or just driving for $.Buying from many wholesalers is risky. 

When I was changing my Geico autoinsurance to SC while registering my car, I kept them on the phone and they helped me out with a quote for a landlord policy.

I just got off the phone with them. 

I'm always up for a phone call or a coffee to chat! 

The reality is takes a lot of dials to reach folks, even where you have an abundance of phone numbers. 

All my renters know who I am and my phone number.

Making 200 calls per person a day or more with a multi phone line dialer.   

I take care of the paperwork, finances, accounting, paying bills, finding tenants, creating the leases, interviewing tenants by phone/zoom, etc.

I can’t seem to get someone on the phone that knows anything and none of my issues get resolved anymore (I created a new listing for a new property, they forgot to add taxes and insurance, I have had issues reviewing guests and a host of other things).

@Paige Seeley - thanks ...the min down payment for a 1 unit rental  property is 15% ...so putting  20% down isnt that much more ....recasting  isnt always  offered for rental properties so you would need to check with lender ....recasting normally has an admin fee of $300-$500
