So unless you’re targeting me, go for more bedrooms. 3mis an obvious minimum as you have space for parents with one kid and a craft/office/workspace.

After close, I lease optioned the larger of the two buildings and am turning it into a shared workspace / meeting room / conference room with eventual plans to turn it into a small, local theater in back.
