Truth be told I always wanted to join the military (Air Force) but around my 30th I realized that widow is closing.

And those title issues I was talking about, like where a neighbor is contesting a property line or a widow saying she has rights to the home even though she's not on the deed, make it very difficult to transfer property without assistance.   

Im a widower so I do not want to use my income but hopefully get 100% financing.

In order to get my offer accepted I had to put in the contract that I will take over the tenants and it wasn't the seller's responsibility to get them out because I found out that the seller was the widow of the guy that actually handled the property for 50 years so she knew nothing about being a landlord and she just wanted to get out and move to Florida.Perfect, now I know what the seller wants and how to give it to her, but what about the tenants?

The title company's underwriters were requiring that the Executor of estate (Widow), his step son(actual son of the deceased), and Son-in-law sign off on the sale.

Most widow/probate folks don't want or don't grasp seller financing.  

They routinely turned off pool equipment against the lease, they secured the yards irrigation system (we just had the entire front yard done right before they moved in), 3 foot tall weeds in the front yard, and let brown widows infest the back yard. 

Sometimes you can catch a deal that way....an old timer has amassed a bunch of properties, didn't keep up on the maintenance and the widow or kids have no interest in them.  

I came across a seller (widow) that presented a pretty complicated situation and I am trying to determine if there is something I am not aware of that could make this deal work. 

I am a widow being that I lost my husband last year.My husband was a serving director of the Cocoa exporting board until his death .He was assassinated last january by the rebels following the political uprising.
