Consider having a nice cook out at the property (like a house warming party in a sense - try to get all neighbors to come to it so you can get to know them and they can get to know you.

IE everything that at simpliest yellow sticky notes, to spread sheet can do but with automation and usefuylness for >>1000's of warm leads. 99% of investors don't have this 1000's of (active) leads problem.to have 1000 active leads you need 100 warm leads / mo that after 10 mo of adding 100/mo you have >1000 active leads.

gift baskets for first time tenants

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies, maybe a recipe book and even a small book or brochure of how to care of a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?
