He said i need to give him a notarized 30 day notice, then he will move out.  

As I did, I'd recommend that you have the Lease-Option Contract drawn up by YOUR local attorney, and make sure seller's signatures are notarized and recorded against the property title at the counties registrar's office, so that it cannot be sold to anyone else while your purchase option remains active.

These are forms that an attorney will have a secretary prepare (and notarize if the sellers are in the area.)

I had the deed notarized at the time of signing. 

When I get my contract notarized does the seller need to be with me and who do i give the “consideration (downpayment) money too ?

Shaun, absolutely speak with a local attorney but a few things I would say from my experience in NC:-A notarized bill of sale for buyers is sufficent in many places for residents to have utilities turned on w/ local providers, so that should give all parties comfort regarding its legitimacy-The counties where my parks are located, a title is required to move a home, so they shouldn't be able to move the homes from your park-Depending on how "by-the-books" you want to do it, a mobile home dealers license is required in many, if not all states, if you're selling above a certain # of homes in a given yearI hope this helps.

They can actually set up to have a mobile notary in the buyers area, show up to a specific location and time that the buyer provides you to sign and notarize the documents with them.I would first try to find a title company that does mail away closings.
