While a small (very small) portion of real estate investors who enroll in any course, succeed, the few successful students are used to draw in other students who likely will not succeed.

For the case of Florence, there are college students there who are having a hard time finding housing due to all the units becoming Airbnbs.

If you know of a college that you plan to go to, a single family house, duplex, triplex, or fourplex on the campus would be a great way to start out while you live in one of the units and manage/make sure to get all of the other units/bedrooms filled with other students about your age.

Easier to do with a duplex year by year, but when I rented to students I would quickly renovate for winter break.

Also, did you have any other loans (ie student loans, primary residence mortgage, etc) when you took on the $25k? 

While I’m not an expert on the legal aspects of posting here, I do have years of experience coaching students in real estate sales and investing.For anyone getting started in real estate, I always emphasize the importance of focusing on key steps before committing to a deal.
