Well if the buyer signed a deed but didn't date it then putting in a date now would be forging the date.Step 1 is to unravel the mess. 

My goal is to do 15 per year as I am more interested in a slow growing business than getting homes that unravel if things go wrong.

Moreover, someone told me that assets in an LLC can be unravelled in the case of liability suits.

They sold well over 200 doors in Memphis and maybe 3 times that in Indianapolis before the Ponzi started unravelling.

Also if the house is full of plaster the repair costs can go up because it can unravel from a golf ball size hole to a whole wall if your not careful (I live in a house from 1886)Not trying to discourage, just laying out some items that I didn't see and don't know if you had factored in. 

When you find a string like this, it is in your best interest to pull it until the story unravels.

Best to spend a bit of money to get this right from the get-go than have to unravel a mess later.
