It will be interesting to watch it unfold and to see how a newer investor attacks the rehab and rental process!  

I am currently living rent free until the end of this year and I am seeking advice on a back up plan in case my original one doesn't unfold like I want it to.

I wouldn't let it scare you off, but I have watched some very unfortunate situations unfold being a mortgage consultant over the years when it comes to bad foundations and bad home inspectors.  2 opinions is a must, and  make sure the sellers know how much it worries you.The key is you hold all the cards.

There are a lot of different ways a transaction can unfold and this is by no means an all inclusive list of what happens during a transaction, but it gives you an idea. 

They believe the distressed picture is really just starting to come into play. 2022 could be the year this starts to unfold, but it could be well after when we start to see an uptick in inventory of NPLs.
