Rent paid for all of the expenses, so it cost me nothing and over the years (I kept it for ~20 years) price almost tripled by the time I sold it.Not sure what grad program is 3 years (I'm used to 2 for masters, 4 for PhD), but if you do need to sell one, I'd look at each property and see which one has the most equity, highest interest rates, lowest return, major expenses in the near future (eg new roof) and you mentioned you'd lived in two for 2 of the last 5 years, so have capital gains exemptions.

There was a dozen years of high RE appreciation (2010 into 2022) in large part due to the low interest rates and then rates more than doubled (almost tripled) in a very short time frame.

It will get tougher as we roll into 2025 to land a good deal in a market with lower rates and triple the buyers.I do agree though apples and oranges from a typical angle if had only been .25% and if the 10 Year was still above 4.25% but it allows for MBS to open margins on primary homes, FHA/Ginne Mae yield are highest of 2024.

My original thought was to basically just triple what the normal vacancy rates were in the area, but I know that would not be super accurate.

An older property with low interest rate and into cap-x can easily do much more poorly than a newer unit with double or even triple the interest rate but limited or no cap-x.
