Im not a college rental investor, but if it were up to me I would target an area that is safe, clean, high traffic, and a large university. 

I was thinking about putting of the sign since there are traffic in a main road. which is very close to my property.By the way, the vanancy rate is 15%, which is a lot of nice apartments in the area are having hard time to rent out.

It's a great location, high traffic visibility, high-growth area.

They don't really move the needle, unless you are in a very high traffic area.

Eric,Pueblo has a lot to offer - Arkansas River Walk, Pueblo Reservoir, Arts Center, Family owned restaurants, Arkansas River activities, close to mountains, Colorado State University -Pueblo Campus, Pueblo Community College, home grown produce - known for peppers, and pumpkins, less traffic, driving distance to Colorado Springs and Denver.  

We receive most of our leads from Furnished Finder with an uptick in Airbnb traffic for the peak winter months.

A lot of my friends and other new grad young professionals seem to congregate in areas like Midtown and lower Manhattan or in Williamsburg/Bushwick and Downtown Brooklyn.I know house hacking isn't impossible in NYC, but my most ideal areas with people my age and high traffic are also everyone else's ideal places to live, and are much harder to house hack.

However, the rapid rise of the technology sector in the Reston area has sparked them to double down on their bets for continued strength of the office market in Reston Town Center (the D.C. metro area has the 3rd highest density of tech talent in the United States and 9th in the world, especially markets in the Dulles Toll Road Corridor like Reston, where 70% of the worlds internet traffic flows through and is home to companies like Google, Oracle, and Microsoft).

So at a minimum we are in units twice a month and keep our eyes on stuff really closeI go out after hours and sit blacked out at my properties to see if there is any traffic that there should not be!
