The tough part would be matching the texture, takes someone who knows exactly how that is done....and that is an odd texture, at least from down here.

-Fix in the following order, some steps can be combined.    2.1 Foundation    2.2 Roof    2.3 Electrical    2.4 Plumbing    2.5 AC    2.6 Exterior Painting or Siding Work and Windows    2.7 Drywall, Texture Paint.    2.8 Flooring and any tile work.    2.9 Doors, Trims.    2.10 Install all fixtures.    2.11 Install or Refinish Kitchen Cabinets.List and SellRepeat

Nothing much to add here, just re-texture and repaint.

Finally I asked the old PM to do a scope, it was just a bad clog and cost less than $1k to water jet it.  

Offer them some fresh-squeezed juice or some Costco-bought single-origin coffee out of the newest, shiniest Keurig you can put in the kitchen.One trick that I absolutely love and have talked about before on Bigger Pockets is hanging a $200 jetted stainless shower tower in the bathroom.

ITS huge money for those fulfillment companies as in private 30 million dollar jets HUGE>.
