This particular investor used to be my middle school English teacher, and wanted to do a deal that would pay him every month so that he knew he and his family would be taken care of even if something were to happen to him.

Information and exposure has been increased radically in the last 10 years, and hence those killer deals don’t seem to be there anymore.Fortunately for me, I had the good fortune to know and learn from the (imo) absolutely most knowledgeable, innovative, and talented note investor teacher back 40 some odd years ago.

Some of these teachers are real estate attorneys and title companies/reps. 

In the end, regardless of your teacher, your success is always dependent on what YOU do with what you learn.
