This is currently the norm, when I was a mortgage banker (="direct lender," they are synonyms) for 5 years, towards the tail end they went to great lengths to ensure we never saw the wholesale rate sheet that my own employer was handing out willy nilly to independent mortgage brokers.

@Jim Adrian, this might be unusual (had someone help me install some new laminate flooring the other day that mentioned it), but there is already a baseboard trim installed (baseboard and trim are synonymous in this case, correct?).  

MHPs have the connotation of being synonymous with trailer parks in some peoples mind and this will cause some banks to balk.

This sounds pretty synonymous with what I've been hearing from people close to me.

Basically, mobile homes developed bad reputations in the 1970 when they became synonymous with trailer park slums (they used to catch on fire a lot due to poor workmanship, too).
