(They both shrink your pool or buyers and combining them really shrinks the pool.)Assuming you don’t plan to do a 1031 exchange you’ll also pay higher taxes if you can’t spread them over two calendar years, but not much.

So then at the end of December I should take another $5,500 LOC and invest that with Prosper, using the money from the first 6k investment with the money from the next investment plus my own funds...yada, yada, yada...I think everyone understands this part.Here is the reality of the investment - when you drop 5k or 10k into Prosper it does not fund all at once...it takes 2-3 weeks to find enough $25 loans and/or you can overweight yourself in higher risk (HR) loans to do it faster...but you are not receiving the payments nice and neat on the 1st of the month...they are spread out...do you like record keeping?

First, I would never try and provide tax advice to a seller, it will get you sued, especially to a 100 year old person.Regarding seller finance, since the amount is spread out over long term, they should check with their CPA on how they are or are not taxed on the gains as well as interest on the loan.
