A word of caution on your request though, when you tell people in an open forum that you want to spend X anywhere that works with what you want, you are opening yourself to unwanted spam and potentially a pile of garbage coming your way.

I do know the lease copy was emailed to me from Rocketlawyer instead of keycheck, which was confusing, and the tenant texted they finally found the email in spam and would sign.

Hey there fellow Toledoians, if you are like me (a ~15 yr contributor to Bigger Pockets), you may have been inundated with spam from a few chatter boxes who like to post on BP as a drip campaign to drive business. 

I feel like the harder any company markets themselves the crappier their product or service is, especially annoying methods like spamming inboxes and vm boxes.

I have tried some Facebook groups down there and they are ALL (so far) nothing but spam and scams, or people advertising to clean cars, etc. 

I also get a good number of spam phone calls.

If I get a voicemail and it's spam, I delete it.

I intend to leave all my money to one of my ex-girlfriends who I was with for a long time.Note: I don't want or need to be spammed with 20 messages a day from realtors trying to sell my houses for me.

Another thing you can do when you receive one of these texts is immediately report them as spam to your cellular carrier. 

A higher purchase price deal is not one that is going to work by spam emailing anybody you can get onto your buyers list.
