Also according to the fair deal covenant I must tell my seller that I am assigning the contract to a buyer so that they don't think they have their deal 100% sealed and miss other opportunities to sell the house meanwhile I cat out on them at the last second. 

But - shouldn't they have sealed the AC?!

Lastly, is it possible to put a “seal” on a current shingled roof, should there be any leaks?

My contractor recommended I seal it with a special mortar paint which I did.

A lot depends on how well caulked it is today, whether there are a lot of cracks that need to be sealed, etc.
