@Nick McCandless  I would recommend doing your own DD on anything turnkey investors says to you in terms of cash flow, type of properties they sell, and their turnkey model. I

When you see what people do with old space heaters, guards and safety removed, plugging in several in one overloaded extension cors,... you can see where the concern is coming from.

The normal production cycle is around 25 years, by buying or cooping with the land owners we will cut off about 5 to 10 years, and my basic model is to not put any money into the trees up front. 

I have some relatives that will never leave the safety net of a job  or even invest in RE due to the not thinking outside of the box (or cubicle).

Hey Joshua,I'm currently in the throws of a development project in Brooklyn, and the $300 a sf model is a little light, especially if you plan on decent finishes. 

Regarding common equity, one advantage of this investment mode is that it targets more upside growth and a higher MOIC.

If so, then find out what you have to do to have him removed as domestic violence allows the tenant to move without 30 days' notice (to ensure her safety). 

My concern is whether the city could deny permits for these modifications, such as removing walls or converting a garage, or if they are mainly just concerned with safety and habitability.

I guess for me the dividing line is does it damage the function or cause a safety hazard if I leave it on the tenant.
