@Michael Lyons thanks for the insight but I respectfully have a couple holes to poke. 

In my opinion, in many cases it’s better to invest in a property that costs less and is a bit under decorated - then hire a really good decorator to upgrade at least a few rooms for the unique,  “wow” moment in photos.

These small touches can create a memorable stay and encourage positive reviews.Create a Standout Listing: Invest in high-quality photos, write an engaging and detailed description, and highlight features that set your property apart.

If you understand how to screen very well, communicate with them respectfully and can somehow understand the dynamics of the community, you will be ok.

But, I respect those opinions, and although my experience may differ from those posters, who’s to say who’s right or wrong?

If you get your system and modeling down and follow what I mentioned above with respect to coming up with your strike price/offer price, you shouldn't look back if someone overpays for the property.
